These work. But only up to a point.
A skill is a set of instructions your AI follows when it recognizes a task. It handles the process. It does not know your market, your voice, your clients, or how you actually talk.
Install these on a blank Claude account and you will get competent output that sounds like every other agent's. Not because the skills are weak, but because nothing in your setup knows who you are yet.
That is why the first skill on this list builds your context document, and why every other skill reads from it. Start there. Skip it and everything downstream comes out generic.

The library splits into two tiers. The first six build your context and your visibility. The five added this week work the transaction itself: the listing, the appointment, the lead, the database, and the conversation you did not want to have. Build order still matters. 01, 04, and 05 make everything after them sharper.
Foundation and visibility
Skills 01 through 06What it is
A guided interview that turns your market, clients, voice, offers, and goals into one reference document. Roughly fifteen minutes.
What it does
- Asks one question at a time, with options, so you can pick instead of writing essays
- Reads real samples of your writing if you paste them in, and pulls actual voice patterns instead of taking your word for it
- Writes a dense document covering who you are, who you serve, how you sound, and what you sell
- Ends with an honest list of what is still missing and what each gap costs you
The outcome
One document that lives in your Claude project and makes every future output sound like you wrote it. This is the difference between AI that works and AI you gave up on.
Reads from: nothing. This is the one you build first.

A diagnostic that asks AI the same questions your next client is asking, then tells you honestly whether your name comes up.
What it does
- Runs the real recommendation questions for your market and records which names come back, with the reasons given
- Searches for what publicly exists about you and flags inconsistencies across platforms
- Scores you on four factors out of twenty and names your weakest one
- Looks at whoever AI named instead of you and identifies specifically what they have that you do not
- Hands you three to five fixes ranked by impact against effort
The outcome
A dated baseline you can screenshot and re-run in ninety days. Most agents discover they are invisible to AI in their own market, which is uncomfortable and extremely useful.

Eight finished Google Business Profile posts, rotated across five lanes so your profile never reads as repetitive.
What it does
- Writes for local search intent, not social engagement, because the person reading is already close to calling someone
- Names real places in every post, since a GBP post with no location language is a wasted slot
- Rotates market answers, money breakdowns, neighborhood authority, local pulse, and proof
- Tells you which photo to shoot and which Google CTA button to select for each post
- Stays compliance-safe for loan officers, with no rate quotes and no urgency language
The outcome
A month of posting handled in one sitting. Google reads recency as a signal that a business is active, and most agent profiles have not been touched since setup.

You paste in five to ten real things you wrote. It finds the patterns you do not know you have and writes them down as rules.
What it does
- Analyzes sentence length, how you open, how you close, and what you never do
- Pulls the exact phrases that repeat across your writing, quoted verbatim
- Notes where your voice shifts between buyers, sellers, and peers
- Ends with a calibration test: three sentences that sound like you and three that plainly do not
The outcome
A voice guide built from evidence instead of adjectives. Describing your own voice produces "professional but approachable," which every agent alive also says. This finds what actually makes your writing yours.
Reads from: your own writing samples. Bring unpolished ones. A rushed 9pm email reveals more than something you edited eleven times.

A neighborhood-by-neighborhood interview that pulls what you know out of your head and into a reference document. About three minutes per area.
What it does
- Works one neighborhood at a time, because ten at once produces ten shallow answers
- Asks the question most agents skip: what do people complain about after they move in
- Pushes back once when an answer is generic, then moves on
- Refuses to invent numbers it was not given, and keeps demographic detail out entirely for fair housing reasons
The outcome
Three well-documented neighborhoods beat ten thin ones. This is the difference between content that names a place and content that proves you live there.
Reads from: what you know. Nothing else can supply this, which is exactly why local content usually falls flat.

What it does
- Handles five stars, three stars, one star with fair criticism, and one star that is flatly untrue, each differently
- Keeps you calm and specific instead of defensive, because a future client can smell defensive from across the page
- Never discloses transaction details or client information, even when the reviewer already did
- Explains why the response was built that way so the next one is easier
The outcome
A composed reply to a harsh review builds more trust than ten five-star reviews with no replies at all. Handled well, a bad review works in your favor.

Skills 07 through 11The first six make your AI sound like you. These five put it to work on the parts of the job that actually pay: the listing you just took, the appointment tomorrow morning, the lead sitting unanswered since Tuesday, the database nobody has touched since spring, and the sentence a client said that you did not have a good answer for.
What it is
You answer nine quick intake questions from the driveway. You get MLS remarks, the portal description, three platform-specific captions, a video script, a Google Business Profile post, the database email, the buyer-agent email, the neighbor notice, the open house set, and a price improvement version held for later.
What it does
- Writes one true sentence about the house first, shows it to you alone, and builds every asset off it once you approve it
- Names the flaw instead of hiding it, then positions it, because buyers find it in ninety seconds at the showing anyway
- Enforces fair housing language hard: no "family friendly," no school quality claims, no describing who belongs there
- Produces the Google Business Profile post nobody remembers to write, which is the one that feeds local search
- Includes a one page seller-facing launch plan showing exactly what is going out and when
The outcome
A listing launched in an afternoon instead of a week, and a seller who can see the work. Sellers renegotiate commission when marketing is invisible to them. That one page is the cheapest retention tool you will ever send.

Prep for one specific appointment with one specific seller. Not a listing presentation template. A one page sheet you can scan in the driveway before you knock.
What it does
- Builds seven to ten discovery questions in sequence, each with a line on what you are listening for, and none answerable with yes
- Writes your differentiator to be spoken in twenty seconds, and tells you plainly if the one in your Business Brain is a feature rather than a real difference
- Maps the four objections most likely from this seller, with the concern underneath each one
- Scripts the moment the seller names a number above the market, including the criteria for walking away
- Adapts for the seller type in play: expired, FSBO, past client, the one interviewing three agents, or the spouse who is not sold yet
- Hands you the two hour follow up email and the forty eight hour one
The outcome
Appointments are lost on what you failed to ask, not on what you failed to say. This flips the prep from rehearsing your presentation to running the conversation.

Paste the lead exactly as it arrived. Get back what it says, what it means, how fast to move, and the message to send, written for the channel it came in on.
What it does
- Separates what they said from what it likely means, and keeps the two labeled so you are not reading your own optimism back to yourself
- Scores temperature on behavior, not hope. A lead who named a street or a date is behaving differently from one who clicked a button
- Answers their actual question first, then asks one thing. Six questions in a first reply is how a lead becomes a ghost
- Matches length to channel, so a DM does not get a formal email back
- Gives you two follow ups with timing, neither of which says "just checking in"
- Writes the CRM note and tags, and tells you when to call instead of type
The outcome
The unanswered lead in your inbox is worth more than the next one you buy. This one is built for speed, because on a portal lead the difference between five minutes and five hours is the whole deal.

A segmented campaign for the contacts nobody has touched in a year. Five touches, mixed channels, written so you would not be embarrassed if one got forwarded.
What it does
- Runs on one rule: never reach out without a reason. Not a fake reason. Their street, their price band, their loan, their anniversary in the house
- Splits the list into five segments and treats them as separate campaigns, because a past client and a dead portal lead have nothing in common
- Writes every email, text, note, and call opener finished, with exactly one personalization slot each
- Handles the replies, including "we already bought" and the person who tells you to stop
- Sets a daily volume you will actually sustain. Fifteen a day for three weeks beats three hundred on a Saturday
- Flags CAN-SPAM, texting consent, and Do Not Call boundaries before you send anything
The outcome
The cheapest pipeline you own is the one you already paid for. Most agents have four hundred contacts and a lead budget, which is backwards.

Paste what the client said. Get the concern underneath it, then the response in three lengths: the fifteen second spoken version, the text, and the email.
What it does
- Diagnoses before it scripts. "Your commission is too high" is usually about value that was never made visible, and answering the wrong objection is why the call goes sideways
- Writes the spoken version the way people actually talk, with contractions and short sentences, not three bullet points read out loud
- Gives you the one question that hands the conversation back instead of winning an argument
- Shows you the defensive version most people reach for, and why it backfires
- Covers agent, buyer, and loan officer objections, including "my bank offered a lower rate" and "we'll wait for rates to drop"
- Never manufactures urgency, never bashes a competitor by name, never guarantees an outcome
The outcome
Every output ends by naming what would have had to be true earlier for this objection to never come up. That is usually a missing document or a missing conversation, and fixing it is worth more than any script.
