Real Estate Marketing FAQ for Realtors, Loan Officers, and Builders

Straight answers about what marketing help costs, how to get found on Google and in AI search, fixing follow-up, and when to hire someone at all. Ask these before you sign with anyone, including me.

The Short Answer

Oak & Algorithm, formerly Real Estate Concierge Services Co, is a marketing and AI systems company based in Raleigh, North Carolina. I'm Emily Wyatt, the founder, and I build the visibility, websites, follow-up, and AI Operating Systems that help real estate agents, teams, brokerages, loan officers, mortgage brokers, and builders nationwide get found on Google, named by AI tools, and hired. Most clients start with the $125 Google Visibility Audit.

Money, Scope, and Proof

Pricing and Value

The questions worth asking before anyone sends you a contract. Including me.

How much does it cost to hire a real estate marketing partner?

My fractional marketing partnerships cost $1,500, $2,500, or $4,000 a month with a three-month start, depending on how much strategy and hands-on execution you need. If visibility is the main gap, the Visibility + Authority Foundation is $1,900 a month for six months. If you don't know the gap yet, start with the $125 Google Visibility Audit. Everything is listed on the pricing page.

Can I hire you for one project, or do I need a monthly retainer?

You can hire me for one project without a monthly retainer. The $650 GBP Sprint, an authority website, a CRM build, and an AI Operating System implementation all stand on their own. A retainer makes sense only when strategy, content, and optimization run monthly across several channels. Every project ends with a written recommendation for what should run next. Project vs. retainer walks through the choice.

If marketing companies are so good at marketing, why aren't they selling real estate?

Because getting found and getting hired at the kitchen table are different jobs, and I only claim the first one. I build the system that puts your name in front of buyers, sellers, and referral partners: your Google Business Profile, website, AI search presence, and follow-up. You do the part I can't. Judge me on inquiries tracked by source, not on how busy I look. Here's how I work.

Can you guarantee leads, rankings, or a ChatGPT recommendation?

No, and I'd walk away from anyone who does. Google and the AI companies decide rankings and recommendations, and nobody outside those companies controls them. What I commit to is the work: a clean Google Business Profile, pages that answer real client questions, matching business details across the web, and a monthly re-test of the same AI prompts, so you can see exactly what changed.

Maps, Profiles, and Google's Rules

Google Business Profile

Most profile problems are rule problems wearing a ranking costume.

What does Google Business Profile optimization for a Realtor include?

My $650 GBP Sprint covers your categories, service areas, business description, services, photos, a posting plan, a review request process, and a fix list for anything Google flags, finished within 30 days of getting manager access. The goal is a profile that tells Google exactly what you do, where you do it, and why clients trust you. See Google Business Profile optimization for Realtors.

Can a real estate agent have a Google Business Profile separate from their brokerage?

Yes, a real estate agent can have their own Google Business Profile, because Google names real estate agents as individual practitioners. You must be public-facing and reachable during stated hours. In a shared office, the brokerage keeps its own profile and yours carries only your name. Wrong naming can get the profile suspended. More in how to get found on Google as a Realtor.

Should I show my home address on my Google Business Profile?

No, if clients don't come to your home, Google's guidelines say to hide the address and list your service areas instead. Google may still use that address to verify you, but the public sees only your service areas. A coworking or virtual office counts as a public address only if it's staffed during business hours. Address changes can trigger re-verification, so set it up once. See GBP help for Realtors.

Why isn't my real estate business showing up on Google Maps?

When your business isn't showing on Google Maps, check five things: an unverified profile, the wrong primary category, service areas stretched too far, business details that don't match across the web, or competitors with fresher reviews. Google ranks on relevance, distance, and prominence, so even a perfect profile fades with distance. The $125 Google Visibility Audit finds yours. Also see why your business isn't on Google.

Owned, Not Rented

Websites

A website should get you hired, not just look nice at closing.

How much does a Realtor website cost?

My Realtor Authority Website is $2,750 to build plus $200 a month for management, and it goes live in 14 days or less. That covers the build, your service and area pages, lead capture, and monthly updates so the site doesn't freeze the day it launches. Before you compare quotes from anyone, ask who owns the domain and the content if you cancel. See the Realtor Authority Website System.

Do I need my own website if my brokerage already gives me one?

Yes, if you plan to stay in the business longer than your current brokerage agreement. A brokerage profile page builds the brokerage's search history, and it disappears when you switch firms. Your own domain keeps your reviews, articles, area pages, and lead forms working wherever you hang your license. A brokerage page is fine for year one. It's a bad long-term address. More on whether agents need a website.

What is an authority website, and how is it different from a regular Realtor website?

An authority website is built to answer the questions buyers, sellers, and AI tools ask about you and your market, while a typical Realtor website mostly displays listings and a bio. Mine include service pages, city and neighborhood pages, structured data Google can read, and lead capture on every page. Listings alone never tell Google why you're the expert. Compare them in Realtor website vs. authority website.

Systems That Don't Sleep

AI Operating System and Follow-Up

The tools are cheap. Teaching them your business is the work.

What is an AI Operating System for a real estate agent?

An AI Operating System is a set of instructions, source files, and custom skills that makes ChatGPT or Claude work like an assistant who already knows your business. My one-to-one build is $2,200 and includes 20 custom skills plus six source files that teach AI how you sound, what you sell, and how you work. Team rollouts start at $2,650. Details on the AI Operating System page.

How is an AI Operating System different from ChatGPT or my CRM?

ChatGPT is the engine, your CRM is the filing cabinet, and an AI Operating System is the training that makes the engine useful. Your CRM stores contacts and history. Plain ChatGPT starts from zero every chat. An AI Operating System gives it your voice, market, and offers, plus repeatable skills for listing copy, follow-up drafts, and client updates. You keep all three. Read what an AI Operating System does.

What is the AI OS Build Lab?

The AI OS Build Lab is the small-group version of my AI Operating System build, at $997 per agent for the founding cohort. You build your system live with me over a short run of sessions, then maintain it yourself. It fits agents and loan officers who want to learn the setup, not hand it off. Seats are limited each round. See the AI OS Build Lab.

Can you fix my follow-up inside the CRM I already pay for?

Yes, I fix follow-up inside HubSpot, Follow Up Boss, Real Geeks, Sierra Interactive, and my own DealFlow CRM before suggesting anything new. That means lead source tracking, pipeline stages that match how you work, a first response in under five minutes, and nurture for people who aren't ready yet, with text and email consent rules built in. See CRM and follow-up systems.

Loan Officers and Brokers

Loan Officers and Mortgage

Same visibility problem, plus compliance review and a referral game.

Do you do marketing for loan officers and mortgage brokers?

Yes, I market loan officers and mortgage brokers with the same depth as real estate. I build Google Business Profiles, AI search presence, Realtor referral partner content, borrower education, CRM follow-up, and AI Operating Systems. Everything is written to clear compliance review, carry your NMLS number where it's required, and stay inside your company's marketing policy. See marketing for loan officers and mortgage brokers.

Can a loan officer have their own Google Business Profile at a shared branch?

Often, yes: a loan officer can have their own Google Business Profile at a shared branch if the company allows it. Google's practitioner rules allow a profile in your own name when you're public-facing and reachable there during stated hours, while the branch keeps its own profile. Your company's marketing policy decides the rest, so I check it before building anything. Related: local SEO for mortgage professionals.

Does a loan officer need a website if the company site already has a profile page?

Yes, a loan officer needs a personal website if Realtors and borrowers are going to find them by name. A company profile page rarely holds your own reviews, local pages, or borrower guides. A compliance-approved personal site gives Google and AI tools something specific to cite. My Loan Officer Authority Website is $2,750 plus $200 a month, built in 14 days or less, with launch timed to your compliance approval.

New Construction

Builders

Long buying cycles punish weak follow-up.

What marketing do you do for home builders?

For home builders, I build community pages designed to rank before the models open, follow-up for interest lists that may sit for months, content for buyers and for the agents who bring them, and Google Business Profiles for staffed sales offices. New construction runs on a long buying cycle, so the follow-up system matters as much as the traffic. See home builder marketing.

Can a model home or new community have its own Google Business Profile?

A model home can't, but a staffed sales office can. Google lists model homes, vacation homes, and vacant apartments as ineligible for a Business Profile, while sales and leasing offices are eligible. So the profile belongs to the place where your team actually meets buyers during posted hours. I set it up that way from day one, so a new community doesn't open with a suspended profile.

Who You're Hiring

Working With Me

One accountable partner. Here's what that actually means.

Is Oak & Algorithm the same company as Real Estate Concierge Services Co?

Yes, Oak & Algorithm, LLC is the new name of Real Estate Concierge Services Co, LLC, also known as RECSC. Same company, same founder, same North Carolina entity, same clients, and the same Google reviews. I renamed it in September 2026 because the work outgrew a name built around one industry, and the word "concierge" kept confusing people. Read the rename announcement.

Who actually does the work when I hire Oak & Algorithm?

I do the work: you deal directly with me, Emily Wyatt, from the first call through delivery, with one specialist on my team handling local SEO execution under my direction. There's no rotating account team and no junior coordinator learning your business on your dime. I connect visibility, content, websites, follow-up, and AI systems around the actual problem, and I stay accountable for whether it works. Here's how I work.

Who do you work with, and do you only work in Raleigh?

I work with real estate agents, teams, brokerages, loan officers, mortgage brokers, and home builders across the U.S., from my base in Raleigh, North Carolina. Websites, AI Operating Systems, CRM work, and fractional support all run remotely, and Google Business Profile and local SEO work gets built around your market. I also take a few real estate adjacent local businesses. See who I work best with.

Are you a virtual assistant, transaction coordinator, or real estate agent?

No, I'm not a virtual assistant, transaction coordinator, or real estate agent. I don't represent buyers or sellers, manage transactions, or work as an hourly assistant. Oak & Algorithm is a strategy and execution partner for the visibility, website, follow-up, and AI systems behind your business. Need a VA for your inbox? Hire one. Need someone to design and run the system that VA works inside? That's me.

How do you measure whether the marketing is working?

I set a baseline before I change anything, then track the numbers tied to the job: Google Business Profile calls and direction requests, search impressions and clicks, form submissions, inquiries by source, reactivated database contacts, and a monthly re-test of the same AI prompts. You get a monthly report showing what moved and what didn't. Post counts and pretty dashboards aren't results.

Choose the Right First Move

Getting Started

Pick the first move based on the gap, not the shiniest tactic.

What should I fix first in my real estate marketing?

Fix whatever is already costing you business, and check your database before you pay for new traffic. The usual suspects are slow follow-up, an incomplete Google Business Profile, a website that doesn't say what you do, and a sphere nobody has contacted in a year. If you can't tell which one it is, the $125 Google Visibility Audit puts the fixes in priority order.

What's the difference between the $125 Google Visibility Audit and the $997 Commission Engine Audit?

The $125 Google Visibility Audit shows how Google and AI tools see you and gives you a prioritized fix list. The $997 Commission Engine Audit scores your whole system, from visibility to follow-up to conversion, and shows where leads leak in five business days. It's built for agents closing 12 or more transactions a year, or loan officers with 24 or more funded units. Start with the Google Visibility Audit.

Is Oak & Algorithm a fit for a brand-new agent?

Yes, Oak & Algorithm works with brand-new agents when the scope matches the stage. A new agent rarely needs a $4,000 retainer. You need a verified Google Business Profile, a clear niche, a simple website, and follow-up you'll actually keep up with. Start with the $125 Google Visibility Audit or the $650 GBP Sprint, then spend your energy talking to your sphere. More in marketing for new real estate agents.

How do I get started with Oak & Algorithm?

Book a call through my contact page, or start with the $125 Google Visibility Audit if you want evidence before a conversation. On the call, I ask about your transactions, lead sources, database size, and current tools, then tell you which single project or plan fits. If nothing I offer fits, I'll say so and point you somewhere better.

Fit Check

Probably Not the Best Fit If...

I'd rather tell you now than three months in.

  • You want guaranteed leads, rankings, or AI recommendations. Nobody can honestly sell those.
  • You want pretty posts with no follow-up, conversion path, or measurable goal behind them.
  • You want to buy more leads before anyone works the database you already have.
  • You can't give access to your Google Business Profile, website, and CRM, or approve work within a week.
  • You're looking for transaction coordination, buyer representation, or seller services.

Find the Gap Before You Buy Another Tactic

Start with evidence. The $125 Google Visibility Audit shows what Google, Maps, AI tools, and your website say about your business right now, then puts the fixes in priority order.
