Marketing results for Realtors, straight from active client work

RECSC is the outsourced marketing department for solo agents and small real estate teams. I am Emily Wyatt, Founder and Fractional Marketing Partner of Real Estate Concierge Services Company LLC. I build the systems that keep agents visible: Google Business Profile activity, content engines, listing launches, and follow-up.

Most of my client work is active and evolving. So these are honest snapshots, not polished trophies. Each one shows what I build, why I build it, and what changes fast: cleaner follow-up, repeatable launches, consistent content, and time back every week.

Results vary by market, budget, and consistency. The system is always the point.

Clients get 10 to 20 hours back each week

Project Snapshot 01

Jeff Peterson

Relocation-focused Realtor, Raleigh Triangle

The starting point

  • Strong agent. Weak online visibility.
  • His messaging did not speak to relocation buyers moving to the Triangle.
  • His Google Business Profile had no posting rhythm.

What I built

  • A Google Business Profile content plan with a scheduled run of posts
  • Relocation-first messaging that speaks to out-of-state buyers
  • A Google Q&A framework that answers common relocation questions in a local-expert tone
  • A platform presence checklist across directories and social channels
  • A simple weekly rhythm and a short "what I need from you" handoff

Early Outcome

  • Posting is now consistent, not occasional
  • Relocation messaging is clear and specific
  • His Google profile works as an active visibility channel, not a static listing

Tool Stack

Google Business Profile, website link strategy, social content support, directory presence

Timeframe

Active build with ongoing execution support

Next steps in progress

  • Expand relocation content by community and lifestyle
  • Build a follow-up workflow tied to inbound visibility channels
  • Add proof assets: reviews, FAQs, and market snapshots

Project Snapshot 02

Mike Carpino

Lake Norman waterfront marketing and listing content system

The starting point

  • Mike serves Lake Norman waterfront and lifestyle buyers.
  • He needed a repeatable way to market listings and showings.
  • Out-of-area buyers needed context, lifestyle angles, and clear property positioning.

What I built

  • A property and lifestyle content framework built for Lake Norman: waterfront, docks, lake days, community perks
  • A posting cadence that turns showings and listings into consistent content
  • Clear CTAs and lead prompts: DM scripts, comment prompts, next-step language
  • A "what I need from you" checklist that keeps execution fast

Early Outcome

  • A repeatable content process for every showing and listing
  • Sharper messaging for the Lake Norman niche
  • No more starting from scratch each week

Tool Stack

TikTok and social content system, scripts and templates, listing promo workflow

Timeframe

Active build with ongoing execution support

Next steps in progress

  • Expand the script bank by buyer type: primary, second home, short-term rental, investor
  • Build a follow-up routine tied to inbound social engagement
  • Standardize a listing launch checklist for every waterfront listing

Project Snapshot 03

Megan Bland

90-day authority sprint and marketing system build

The starting point

  • No personal Google Business Profile. That meant weak visibility in Google Maps and AI-driven search.
  • Strong agent, fragmented online presence, few authority signals tied to her name.
  • Content leaned on team and builder messaging, not her personal brand.
  • ADHD and low tech confidence. She needed simple systems and clear direction.

What I built, phase by phase

Phase 1: Google and local search foundation

  • Created and verified her personal Google Business Profile
  • Set up practitioner naming, categories, services, and a portable service-area strategy
  • Took over ongoing posting and optimization to build hyperlocal traction

Phase 2: AI integration and workflow support

  • Customized ChatGPT as her business partner, marketing lead, and sales assistant
  • Built repeatable prompts and workflows so she stays consistent without burnout

Phase 3: 90-day authority and market expansion sprint

  • Clarified positioning so her brand stands apart from generic team content
  • Built a content framework aimed at move-up buyers and first-time sellers
  • Delivered week-by-week content direction and copy

Early Outcome

  • Google foundation is live, verified, and actively posting
  • One cohesive brand across every platform
  • Content follows a plan, not a mood
  • Execution no longer depends on motivation or tech comfort

Tool Stack

Google Business Profile, custom ChatGPT setup, weekly content plan, brand alignment across platforms

Timeframe

90-day sprint with immediate Phase 1 activation

Next steps in progress

  • Keep the GBP cadence and layer in Q&A and review strategy
  • Build a 30-day content runway for Instagram and LinkedIn
  • Add lead capture and follow-up so visibility turns into appointments

Project Snapshot 04

Ibienne

Two brands, one system: real estate and design

The starting point

  • Ibienne runs two brands: real estate and design.
  • Social posting was inconsistent across both.
  • Her Google Business Profile was sitting idle instead of driving local search.

What I built

  • A value-first content strategy for each brand, with zero generic templates
  • Platform-specific plans for Instagram and LinkedIn, with repurposing to keep the cadence realistic
  • Google Business Profile optimization plus an ongoing posting plan
  • A weekly KPI tracker with a clean, repeatable reporting format
  • A workflow for creation, scheduling, and approvals
  • A clear scope and asset handoff process that keeps timelines clean

Early Outcome

  • Both brands have a clear content direction
  • Posting runs on a rhythm, not a scramble
  • Google Business activity now supports local visibility instead of going stagnant

Tool Stack

Instagram, LinkedIn, Google Business Profile, KPI tracking sheet

Timeframe

Active build with ongoing execution support

Next steps in progress

  • Expand GBP content by services, location keywords, and FAQs
  • Tighten content pillars around what actually drives engagement
  • Turn top posts into repeatable series for faster weekly execution

The Pattern

What Every Snapshot Shares

Every client above started in the same place: talented, busy, and invisible in the searches that matter. The fix is never one viral post. It is a system.

  • Google first. An active Google Business Profile is the fastest visibility lever most agents ignore.
  • Repeatable beats impressive. A cadence you can keep wins over a burst you cannot.
  • Systems over willpower. Checklists, templates, and handoffs keep the work moving on busy weeks.
  • Visibility must convert. Follow-up workflows turn views into conversations and conversations into appointments.

Results FAQ

Honest answers about what marketing results really look like

What results can Realtors expect from a fractional marketing partner?

Most agents see cleaner follow-up, consistent content, stronger Google visibility, and 10 to 20 hours back each week. Lead flow and closings build on top of that foundation over time, and they vary by market, budget, and consistency.

Why do you share project snapshots instead of finished case studies?

Because most of my client work is active and evolving, snapshots show the real work honestly: what was built, what changed fast, and what comes next. Polished case studies come later, once results have had time to compound.

How long does Google Business Profile optimization take to work?

Most agents see profile activity, views, and engagement improve within 30 to 60 days. Local ranking gains typically build over 3 to 6 months of consistent posting, reviews, and optimization.

Do you guarantee leads or closings?

No, and you should be suspicious of anyone who does. I build the visibility and follow-up systems that make leads far more likely, then track what is working so we double down on it.

What does a real estate marketing system actually include?

A complete system covers four things: an active Google Business Profile, a content engine you can sustain, a listing launch process, and a follow-up workflow. Most agents have pieces of one. Almost none have all four connected.

Do you only work with agents in Raleigh and Lake Norman?

No. RECSC is based in Raleigh, North Carolina, with deep roots in the Triangle and Lake Norman, and I work with agents and teams nationwide. The systems travel well because they are built around your market, not mine.

How do I get started?

Book a discovery call and tell me about your business. We will find the gap that is costing you the most visibility, then decide if Signature Services or a custom build fits best. The Start Here page walks you through it.
