Oak & Algorithm vs Curaytor vs CINC: What’s Actually Different?

You’re not comparing three versions of the same thing. Two of these are platforms. One of them is a person.

The Short Answer

Curaytor is a real estate marketing platform with agency services on top. CINC is an all-in-one lead generation and CRM platform. Oak & Algorithm, formerly Real Estate Concierge Services Co, is my fractional marketing partnership. I don’t sell software or leads. I build and run the visibility, content, website, CRM follow-up, and AI systems around whatever tools you already use, including Curaytor or CINC.

Quick Pick

The Short Version

Choose Curaytor

Marketing platform + agency add-ons

If you want a website, listing tools, email, campaigns, and managed Google ads in one package, and you’re willing to stay hands-on steering it.

Choose CINC

Lead generation + CRM platform

If you want paid buyer and seller leads, an IDX website, and a CRM in one system, and you have the budget and the discipline to work leads fast.

Choose Oak & Algorithm

Fractional marketing partner

If you want someone to build and run your visibility and follow-up systems so your marketing doesn’t stop the week you get busy. See the fractional marketing partnership.

The Real Difference

Platforms vs. Partnership

Curaytor and CINC sell you the tools. I build the system around your business and keep it running.

Most agents don’t struggle because they picked the wrong platform. They struggle because:

  • nobody set it up properly
  • follow-up happens when there’s time, which means it doesn’t
  • content has no path to a conversation
  • every listing launch gets rebuilt from scratch

A platform you don’t log into is a monthly donation. That gap is what a fractional marketing partner fills.

Best fit

  • You want a packaged platform with campaigns and templates
  • You’ll stay hands-on with approvals and direction
  • You want managed Google ads in the same place

Watch for

  • Custom agency work costs extra
  • Curaytor says it limits how many clients it takes per market

CINC

Lead generation + CRM platform

CINC combines an IDX website, CRM, buyer and seller lead generation across Google, Facebook, and Instagram, a dialer, texting and email drips, lead routing, mobile apps, and CINC AI as an add-on.

Reported price

Quote-based, reported from about $899 a month

Third-party reviews report about $899 a month for solo agents and $1,299 for teams, plus ad spend and add-ons.

Best fit

  • Teams and growth-focused agents scaling lead volume
  • You want paid leads and CRM in one system
  • You have someone to call leads fast

Watch for

  • Ad spend sits on top of the platform fee
  • CINC AI starts at $200 a month and the dialer at $75 a month, per CINC’s pricing page
  • Contract terms live in the order form, so read it

Oak & Algorithm

Fractional marketing partner

My company. I work as your marketing department: Google Business Profile and local SEO, authority websites, content and repurposing, CRM and follow-up systems, AI Operating System implementation, and listing and relocation campaigns. For Realtors, loan officers, and builders.

Price

$1,500, $2,500, or $4,000 a month

At Growth Strategy, $1,500, I write your posts and you post them. For $500 more a month, I post them for you. Three-month start. Or begin with the $125 Google Visibility Audit.

Best fit

  • You have tools that aren’t set up or aren’t used
  • You want content, listings, and follow-up working as one system
  • You want marketing that sounds like you

Watch for

  • I’m not a lead source and I don’t sell leads
  • You work with me directly, so I take a limited number of partnerships

Other Options

Leads or Visibility? Software or a Person?

Curaytor and CINC aren’t the only names on most agents’ lists. Real Geeks, Luxury Presence, Market Leader, and Coffee & Contracts come up on almost every call. Two questions sort all seven faster than any feature list: are you buying leads or visibility, and are you buying software or a person doing the work?

6- or 12-month term, two users included. Social lead packages are $299 a month each; search and seller lead packages are $599 a month each.

Watch for

  • Lead generation isn’t in the base plan
  • You run the system, so the value depends on how consistently you work it

Luxury Presence

Websites + managed marketing

Real estate websites, SEO and AI search programs, Google Business Profile management, social media, ads management, and an AI CRM, across four plans: Launch, Brand, Scale, and All In.

Published price

Not published

All plans require a 12-month agreement, a one-time setup fee, and a sales call for pricing. Ad budgets are paid separately to Google or Meta.

Watch for

  • The done-for-you marketing lives on the higher plans
  • A year-long commitment before you’ve seen results

Market Leader

Leads + CRM

Exclusive buyer and seller leads delivered monthly, plus a system with a pre-built website, lead nurture tools, and marketing automation. Sold as leads, the system, or a bundle of both.

Published price

Not published

Market Leader says pricing depends on whether you choose leads, the system, or both, and quotes through its sales team.

Watch for

  • Bought leads still need fast, consistent follow-up to pay off
  • Get the lead count and term in writing

Coffee & Contracts

Content membership

Weekly social content, editable templates, email templates, lead magnets, client guides, and mailers, built for you to customize to your voice and market.

Published price

$74 a month

Or $199 a quarter, or $740 a year, for one agent license.

Watch for

  • You customize and post everything yourself
  • It’s content only: no Google Business Profile, website, or CRM work

Decision Guide

Five Questions That Make the Choice for You

Answer these honestly. The right option usually shows up by question three.

  1. Do I need tools, or do I need execution?

If you need execution, that’s a fractional partner, not another login.

  2. Will I actually use a platform every week?

If the honest answer is “not consistently,” you need support no matter which platform you pick.

  3. Do I need new leads, or do I need to convert the ones I have?

If you need paid lead volume at scale, CINC is built for that. If your database is already full, follow-up is the leak.

  4. Do I want to run my own campaigns and content?

If yes, Curaytor gives you the toolkit and the campaign library.

  5. Do I want content, follow-up, and listings connected into one system?

    That’s the work I do. Here’s how I work.

Using Them Together

Can You Use Oak & Algorithm With Curaytor or CINC?

Yes. For a lot of agents, it’s the best setup.

Oak & Algorithm + Curaytor

I set up your messaging, campaigns, workflows, and weekly rhythm so Curaytor becomes a system you use, not another platform you pay for.

Oak & Algorithm + CINC

I tighten stages, tags, follow-up rules, listing workflows, and the path from content to CRM so every lead you paid for gets handled the same way.

Questions

Frequently Asked Questions

The things people ask me on the call.

Is Oak & Algorithm a CRM or marketing software?

No. Oak & Algorithm is my fractional marketing partnership. I build and run the system around the tools you choose. I did build DealFlow CRM for agents who want a simple real estate CRM, but you don’t need it to work with me.

What if I already have Real Geeks, Follow Up Boss, HubSpot, Curaytor, or CINC?

Good. Keep it. I plug into what you already pay for and make it earn its keep: messaging, pipeline stages, tags, workflows, follow-up, listing systems, and the path from content to CRM. See how I work with Real Geeks, Follow Up Boss, and HubSpot.

Can Oak & Algorithm work alongside Curaytor or CINC?

Yes, and for a lot of agents that’s the smartest setup. The platform handles the tools and the lead flow. I handle the positioning, the campaigns, the follow-up rules, the Google Business Profile, and the rhythm that keeps it all moving when you’re busy.

Which one costs the least?

On sticker price they sit closer than people expect. Curaytor lists its standard plan at $1,300 a month. CINC prices by quote, and 2026 third-party reviews report starting prices around $899 a month for solo agents, before ad spend and add-ons. My partnerships start at $1,500 a month. The better question is what the money buys: software you run, leads you have to work, or a partner doing the work with you.

How do Real Geeks, Luxury Presence, Market Leader, and Coffee & Contracts compare?

Real Geeks and Market Leader are lead and CRM systems: you get a website, a CRM, and leads you pay extra for, and you work them yourself. Real Geeks publishes $399 a month plus a $500 setup fee; Market Leader quotes by call. Luxury Presence sells websites and managed marketing on a 12-month agreement, priced by call. Coffee & Contracts is a content membership at $74 a month that you customize and post yourself. I’m the person option: I build and run your visibility and follow-up, starting at $1,500 a month.

Do Curaytor or CINC work for loan officers or home builders?

Both position their products for real estate agents, teams, and brokerages. If you’re a loan officer, mortgage broker, or builder, I build programs around your business directly. Start with mortgage marketing or book a call about builder work.

What if I don’t want cookie-cutter real estate marketing?

Then skip anything that’s templates only. Marketing that sounds like you needs your voice, positioning, and point of view documented once, then used every week. That’s what my AI Operating System work and content systems are built to do.

Is Oak & Algorithm the same company that used to be RECSC?

Yes. Oak & Algorithm, LLC is the new name of Real Estate Concierge Services Co, LLC, which many people called RECSC. Same company, same founder, same clients, same Google reviews.
