Updated September 2026. This post covers changes from the last 60 days. That sentence alone should tell you how fast this is moving.

What changed in AI search for real estate agents as of September 2026? Reddit lost 86% of its ChatGPT citations in roughly three weeks in August, while structured answer pages on business websites jumped from 2% to 32% of citations. Google's AI now leans heavily on YouTube, LinkedIn, and public Facebook posts. For agents, that means AI visibility now depends on your own website's answer content, your video presence, and your public social footprint, not on any single borrowed platform.

In July, if you'd asked me how to get recommended by ChatGPT, "show up helpfully in Reddit threads about your market" would have been on the list. It was on everyone's list. It was good advice, backed by real citation data.

Then, between mid-July and mid-August, Reddit's share of ChatGPT citations fell 86%. From 3.83% of all citations to 0.52%. Three weeks. No announcement from OpenAI. No warning. The platform every GEO expert was telling you to invest in essentially vanished from the answers.

I'm telling you this for two reasons. First, because the tactical advice has changed and you need the current version. Second, and honestly more important: the lesson is not "Reddit is dead." The lesson is that anyone who builds their visibility on a single platform is one silent update away from starting over. That has now happened enough times that it's not a risk anymore. It's a pattern.

The 60-second version, if you're reading this at a stoplight (don't):

What actually happened to Reddit, and why should agents care?

Reddit went from roughly 3.83% of ChatGPT citations in mid-July 2026 to 0.52% by mid-August, an 86% drop, after an apparent change in how ChatGPT selects sources. OpenAI never explained it. Agents should care because it proves AI visibility built on one platform can disappear overnight, and because the citations didn't vanish; they moved somewhere agents can actually control.

Here's the part that matters more than the collapse: where the citations went.

Documentation-style pages, meaning clear, structured, single-purpose pages that directly answer a question, jumped from 2% to 32% of ChatGPT citations. Not viral content. Not community buzz. Pages that say what something is, how it works, and what it costs, in plain text a machine can read.

Sit with that. The AI stopped trusting the crowd and started trusting the source. For an agent, "the source" means your neighborhood guides, your service pages, your FAQ blocks, your buyer and seller process pages. The boring pages. The ones most agents never built because they were busy filming trends.

The citations didn't disappear. They moved from platforms you can't control to pages you own. That's the best news agents have gotten all year, and almost nobody noticed.

And there's a second shift buried in the data: ChatGPT now runs site-scoped searches, meaning it goes and searches a specific website for answers, in roughly one out of six responses. When someone asks about you or your market, there's a decent chance the AI literally goes to your website and looks. The question is whether it finds clear answers or a slideshow of sunsets.

Where does Google's AI get its answers now?

Google's AI Overviews currently cite YouTube more than any other single source, at 23.3% of citations. LinkedIn climbed from the #11 most-cited platform to #5 in three months, and public Facebook posts now appear in roughly 6.5% of US AI Overview responses. For agents, video with real transcripts and public, text-rich social posts now feed Google's AI answers directly.

Three things in that data should change how you spend your content hours.

YouTube is not optional anymore. Nearly a quarter of Google's AI citations point to it. And the AI can't watch your video; it reads it. Transcripts, chapter markers, descriptions that actually name your neighborhoods and answer questions. A ten-minute neighborhood tour with a clean transcript is now a Google AI source. A trending audio reel is not.

LinkedIn quietly became a citation engine. From #11 to #5 in three months. Those long, substantive posts you've been told nobody reads? The machines read them. Agents writing real market commentary on LinkedIn are building citable authority while everyone else is arguing about fonts.

Public beats pretty on Facebook. Google's AI can only cite what it can crawl. Public, text-based posts with actual information in them show up in AI answers. Private group content and image-only posts don't. If your best market insights live inside a private group, they're invisible to every AI on earth.

The machines aren't just answering anymore. They're deciding.

Two more shifts from the last few months, and these are the ones I'd bet your 2027 business on.

Google is turning search into a decision engine. At I/O this year they rolled out AI Mode with integrated recommendations, started auto-migrating ad campaigns to AI Max on September 1, and previewed Gemini Spark, an agent that researches and completes purchases on the user's behalf. The direction is unmistakable: users state a goal, and the AI does the comparing, filtering, and shortlisting.

Zillow built its own AI brain. Zillow AI Mode launched in beta this spring and is rolling out through 2026: conversational search that remembers each buyer's preferences across sessions, answers their affordability and neighborhood questions, and walks them through offer strategy. It launched barely six months after Zillow plugged its listings into ChatGPT. Your future buyers are being educated, qualified, and steered before you ever hear their voice.

Put those together and the picture is clear. The consumer's first ten conversations about buying or selling a home are increasingly with machines. The machines shortlist the humans. You're either on the shortlist or you're not, and the shortlist is built from signals: your site's answers, your reviews, your video, your consistency, your third-party proof.

The new rules: what to do differently starting this week

Rebuild your website pages as answer pages

This is the single highest-leverage move after the August shift. Every core page gets a direct answer at the top: who you serve, where, what it costs, how it works, in 2 to 4 plain sentences before the storytelling. Neighborhood guides, buyer process, seller process, FAQ blocks with schema. You're writing the pages ChatGPT checks when it checks you. This is answer engine optimization, and it just became the whole ballgame.

Treat video as a text asset

Keep making video, but make it citable: real transcripts, chapter markers, entity-rich descriptions that name your market and answer a specific question. Move your best thinking to public, crawlable places

LinkedIn posts with substance. Public Facebook posts with actual text, not just a graphic. Your market takes, in the open, where machines can find them. Save the private groups for relationships, not for the insights you want cited.

Diversify on purpose

The Reddit collapse is the proof: never again build on one platform's citation pattern. Your durable footprint is your website, your Google Business Profile, your reviews, your video library, and your public social text, all telling the same story. Any one channel can vanish from the answers. The system survives.

Check the answers monthly, because the rules will change again

Run your prompts in ChatGPT, Gemini, and Google monthly. Who gets named, what's wrong, what moved. This post will be partially outdated by Thanksgiving, and I'll write the update when it is. That's not a flaw in the strategy. That is the strategy.

What didn't change (and never does)

Every platform shift in the last two years has rewarded the same underlying thing: being a clear, consistent, verifiable local expert with real proof. The agents who had that survived the Reddit collapse without noticing it happened. The agents chasing whichever platform was hot last quarter are the ones starting over this quarter.

Fundamentals for the machines are the same as fundamentals for humans. Who are you, where do you work, what do you know, and who can vouch for you.
