Listing Marketing Services for Realtors and Builders
Most listings get the same treatment: MLS, a photo carousel, one "Just Listed" graphic, and a lot of waiting. Then the agent rebuilds the whole thing from scratch on the next one.
A listing is a launch. It needs a plan before it goes live, copy that sells the house and not the square footage, a schedule for every touch after, and follow-up for every person who raises a hand. I build that once, so you run it on every listing.
Oak & Algorithm helps Realtors and home builders market listings with a repeatable launch system: pre-list positioning, a launch timeline, listing copy and captions, open house and price-improvement plans, seller updates, and follow-up for every inquiry. Most agents start with the one-time Listing & Marketing Systems Setup for $1,100. Agents who want it run for them each month get listing support inside a fractional marketing partnership at $2,500 a month.
Your listing is marketing you, too
Most listings are under-marketed
MLS syndication gets the house seen by people already scrolling Zillow. It does nothing for the buyer who isn't looking yet, and nothing for your name. Your name is the part that wins the next listing, which is why it needs its own Google Business Profile working beside the MLS.
The seller is watching
Your seller judges you by what shows up on their phone. A thin launch reads as a thin effort, even when you're working it hard behind the scenes. A seller who feels informed is also the seller who leaves the review that brings the next one.
Every listing is an audition
The neighbors see how you market that house. A launch that looks like a plan is how one listing turns into the next seller's call. I laid out the whole 30-day version in how to get more listings without buying another lead list.
Before, during, and after the listing
BEFORE
Pre-list positioning
Who the house is for, how it's framed against the competition, and the "coming soon" plan that builds interest before day one.
BEFORE
Seller prep and expectations
A clear communication structure so your seller knows what's happening, when, and why. Fewer anxious texts. Better reviews at closing.
LAUNCH
Launch timeline and checklist
Every touch on a schedule, so nothing depends on you remembering it at 9pm between showings.
LAUNCH
Listing copy and captions
Frameworks for Just Listed, open house, price improvement, under contract, and sold, written in your voice for each platform. They plug straight into your content marketing and email newsletter so the listing works everywhere at once.
AFTER
Inquiry follow-up
A simple structure for capturing and answering every inquiry the listing brings in, so buyers who aren't right for this house don't disappear. If your CRM is where leads go to die, start with CRM and follow-up systems.
AFTER
Turn one listing into the next
How to use each listing to attract future sellers: just-sold content, neighbor touches, and the story of how the house sold. The full playbook lives in how to market a listing like a product launch.
Build it once, or have it run for you
Listing & Marketing Systems Setup
$1,100
One time. Or $500 at checkout, then $300 at two weeks and $300 at four weeks.
I build your complete listing launch system: checklist, pre-list workflow, seller communication, timeline, content frameworks, caption and email templates, and the backend that makes it easy to repeat. You run it on every listing after that.
Best for: agents who list regularly and are tired of reinventing the launch every time.
Listing Support Inside a Fractional Partnership
$2,500/mo
Three-month start, then month to month. Payment plans available.
I run listing and campaign marketing whenever you have inventory, alongside your Google Business Profile, local content, and follow-up. One person, one system, no handoffs.
Best for: established agents and teams who want the whole marketing engine handled, listings included.
Not sure which one fits? The $125 Google Visibility Audit shows where you stand before you spend more. Every option is side by side on the pricing page, and how I work walks through what happens after you book.
Spec homes and new phases need a launch too
Builders use the same structure for spec homes, model openings, and new phases: the timeline, the copy frameworks, and the follow-up. The difference is volume. When you're launching several homes a quarter, a repeatable system matters more, not less. The rest of the builder side, community pages and agent outreach included, is on home builder marketing.
Listing Marketing Questions
What do listing marketing services include?
A real listing launch covers three stages. Before: positioning, seller prep, and a coming-soon plan. During: a launch timeline, listing copy, social captions, and open house promotion. After: price-improvement messaging, under contract and sold content, and follow-up for every inquiry. The goal is a system you can repeat, not a one-off campaign.
How is this different from what the MLS or my brokerage already does?
The MLS distributes the listing. Your brokerage usually gives you templates. Neither one plans the launch, writes in your voice, keeps your seller informed, or follows up with the buyers the listing brings in. That's the gap this fills.
Do you do photography or video?
No. Your photographer and videographer shoot it. The system tells you what to capture and when, so the content you pay for actually gets used across every channel.
Do you run paid ads for listings?
Not as part of this work. Paid ad management and ad spend are scoped separately. Most listings get more from a well-run organic launch and fast follow-up than from a boosted post.
Can I use the system on every listing?
Yes. That's the whole point. The setup is built so your second listing takes a fraction of the effort of your first, and your tenth looks as good as your best.
Does listing marketing help me get more listings?
Yes, when every listing is marketed to the neighbors and your sphere as much as to buyers. A visible launch, just-sold follow-up, and a seller review that names the neighborhood are how one listing becomes the next seller's call. The 30-day version is in how Raleigh Realtors can get more listings.
Do you work with agents outside Raleigh?
Yes. Listing systems are built remotely, so they work in any market. Raleigh, the Triangle, and Lake Norman are home base.
Stop rebuilding the launch every time
Build the listing system once. Run it on every listing after. Let each one bring you the next seller.
